Intense retail business structures have recently been built at the location of the new interchange. There are no other structures on this south side of the highway. As road networks become faster, effective distance from any point decreases. Therefore, these businesses located next to the highway interchange have no need to minimize their size footprint or underused land around them as long as the road networks are fast and efficient.
